Do I need planning permission for my project?

Do I still need an architect?

Our role is to lead the layout and planning stages of your extension. Once we have an agreed design and, where required, planning approval, an architect or architectural technician develops the scheme into detailed building regulations drawings and specifications.

They take responsibility for technical compliance, structural coordination and building control approval. This separation keeps the design stage focused and cost-effective, while ensuring you have the right professional in place for the legally responsible technical work.

How long does the planning process typically take?

Most standard residential planning applications take approximately 8 to 12 weeks for a decision from the local authority once submitted. However, the preparation phase (surveys, drawings, and consultation) usually takes 4-6 weeks beforehand. We manage this timeline to ensure submissions are complete and accurate to avoid delays.

What are SIPs and why should I consider them for my project?

SIPs (Structural Insulated Panels) are a high-performance building system made from an insulating core between two structural boards. They are manufactured off-site and assembled quickly, creating energy-efficient, airtight buildings. They’re ideal for extensions because they offer faster build times, excellent insulation, and allow for modern open-plan layouts.
